Austin council approved six rezonings in one sitting, Georgetown’s 1,627-home Yearwood advances, and Buda keeps building — the first Austin metro tour.

Week of September 30 – October 1, 2026

First edition of the Austin metro rundown. We only wrapped the baseline yesterday, so this one's a tour of what's in the pipeline across all eight cities rather than a week-over-week update. Let's get into it.

Austin

The big action last week was at City Council on Sept 24, which approved six rezonings in one sitting. The headline is Circle C Tract 110, a roughly 246-acre parcel on South Mopac Expressway in southwest Austin where Council approved more multifamily density and dropped the old requirement to build the South Bay Extension road. Council also approved multifamily rezonings for 4302 Nuckols Crossing in southeast Austin (owner KB Nuckols, LLC), the David Chapel church property at Springdale Road and East MLK Jr. Blvd in East Austin, and the former Rosedale Elementary site at 2117 W 49th and 4709 Rosedale — that last one went to the highest-density multifamily zoning despite a valid opposition petition. Also approved: a mixed-use project at 1076 Springdale and Wonsley Grocery & Kitchen in North Austin. Over at the Sept 22 Planning Commission, the Airport and Koenig multifamily case was postponed to Oct 27, while Woodward Mixed Use Flats, 2020 W Anderson Lane, and the Nirvana senior living community in University Hills all went through review. Owners and builders beyond those named are not stated in official sources, and no construction start dates were stated anywhere.

Round Rock

A few moving pieces: the Slate PUD 148 amendment would add a multifamily option on about 10.85 acres off E Old Settlers Blvd, and a small 0.74-acre infill lot at W. Logan and Mandell was headed for MF-1 zoning. Council outcomes are still unverified, so we'll confirm those next run.

Georgetown

This is the big single-family frontier. Yearwood, a 1,627-home community by Freehold Communities on a 728-acre former quarry site at Rattlesnake Road and Ronald Reagan Blvd, is working through pre-annexation with an in-city MUD request. Rock Bluff Ranch, another Freehold Capital Management project with roughly 1,953 homes including Del Webb age-restricted product, is on the same track. Expect annexation and development agreements to come back to Council soon.

Pflugerville

Cameron Valley, a roughly 77-acre new neighborhood at Steger Lane and Cameron Road with a mix of single-family, mixed-use, and commercial plus about 12 acres of parks and open space, got its preliminary plan approved by P&Z in April. Meanwhile the Rowe Loop rezoning is officially dead after Council defeated it 3-4 in February.

Cedar Park

The RR Whitestone planned development, about 100 acres east of West Parmer Lane, was adopted by ordinance in April with a 60-40 residential/nonresidential split and reduced apartment units. Next P&Z is Oct 12.

Leander

The Leander Springs PUD amendment is the one to watch: 1,200 apartments over a 10+ year buildout around a new lagoon — which has to be built before any multifamily certificates of occupancy are issued — plus 100,000 square feet of commercial. In subdivisions, Glory Hill's 43 lots are being built by Tri Point Homes Texas, with Lost Woods, Travisso Phase 5, and Cypress Meadows also moving through the plat pipeline.

Kyle

Quiet on the official record — no 2026 residential development cases surfaced on city sources. Worth noting some 2026 agendas weren't text-accessible, so we'll keep an eye on the Oct 13 and Oct 27 P&Z meetings.

Buda

The growth machine: Persimmon, a 2,300-home master-planned community by MileStone Community Builders, is under construction; Sunfield, a massive roughly 6,000-unit mixed-residential project in Buda's ETJ, is also building; and The Colony at Cole Springs (499 homes) and Porches at Dupre (139 homes) are underway. The Reserve at Cole Springs and West Oak (200 townhomes) are still in the development phase.
