These Terms of Service ("Terms") govern your use of The Housing Pipeline ("we," "us," or "our"), a subscription newsletter tracking residential development through planning and zoning in the Denver, Phoenix, Dallas–Fort Worth, and Austin metropolitan areas. By creating an account or purchasing a subscription, you agree to these Terms.

1. The service

The Housing Pipeline publishes weekly email editions and companion web pages summarizing residential development activity sourced from official city planning records, agendas, and public documents. Where official records are unavailable or unclear, we say so — coverage marked "not stated," "press-sourced," or "unverified" should be treated accordingly.

2. Informational purposes only

Our content is provided for informational purposes only and is not investment, legal, or financial advice. Development timelines, approvals, and project details change; we do our best to keep editions accurate as of their publication date, but we do not guarantee completeness or correctness. Always verify critical details against official city records before making decisions.

3. Accounts

You must provide a valid email address to create an account. You are responsible for keeping your login credentials confidential and for all activity under your account. One subscription is for one person — please don't share your login.

4. Subscriptions and billing

Payments are processed securely by Stripe. We never see or store your card number. Prices are in USD and exclusive of any applicable taxes.

5. Cancellations and refunds

Cancel anytime from your account page — it takes effect at the end of your current billing period, and you'll keep access until then. Annual plans canceled within the first 30 days are refunded pro-rata. Monthly plans are not refunded for partial months.

6. Acceptable use

You agree not to scrape, republish, or redistribute our Premium content beyond fair-use quotation with attribution. Free edition content may be shared with a link back to the original.

7. Changes to the service

We may modify, suspend, or discontinue parts of the service at any time. If a paid plan is discontinued, we'll refund the unused portion of your subscription.

8. Limitation of liability

To the maximum extent permitted by law, The Housing Pipeline is provided "as is" without warranties of any kind. Our total liability for any claim arising from the service is limited to the amount you paid us in the 12 months before the claim.

9. Governing law

These Terms are governed by the laws of the State of Colorado. Any disputes will be resolved in the state or federal courts located in Colorado.
