Welcome to the first Austin metro Premium edition. This market is running two very different playbooks at once: inside Austin proper, Council is steadily upzoning corridors for multifamily infill, while the northern suburbs — Georgetown, Leander, Buda — are laying out thousands of new single-family homes around MUDs, PIDs, and lagoons. Everything below comes from official city records reviewed yesterday; where the record is silent, it says so.

Austin — the Sept 24 approval sweep

Circle C Tract 110 is the heavyweight: a 246.39-acre tract at 11010 ½ South Mopac Expressway Southbound where Council amended the long-standing Circle C settlement agreement to allow more residential density and, notably, released the owner from building the South Bay Extension. Owner: Circle C Land, L.P., with Drenner Group as agent. The David Chapel church property at Springdale Road and East MLK Jr. Blvd went from single-family to moderate-high density multifamily — a church unlocking housing on its own land. Owner: David Chapel Missionary Baptist Church of Austin, Texas. 4302 Nuckols Crossing Road went to MF-3 in southeast Austin; owner KB Nuckols, LLC. The most politically interesting: the former Rosedale Elementary site at 2117 W 49th and 4709 Rosedale went all the way to MF-6, the city's highest-density multifamily zoning, over a valid opposition petition — AISD-owned school land becoming dense housing. Also approved: 1076 Springdale Road (vertical mixed-use with the DB90 density bonus, owner Artesia Springdale QOZ, LLC) and Wonsley Grocery & Kitchen (owner NUSY Real Estate Group LLC). No construction start dates were stated for any of these, and reliable contact info beyond the owner names wasn't found in official sources. On the radar from the Sept 22 Planning Commission: the Airport and Koenig multifamily project on Airport Boulevard was postponed to Oct 27 (owners Caliber Partners LLC, Anchor-SH LLC, 5800 Airport LLC), and the Nirvana senior living community at 4720 Loyola Lane (Nirvana at Loyola LLC) drew a staff recommendation for its conditional use permit. Why it matters: Austin is converting churches, school sites, and single-family parcels into multifamily at a steady clip — the next wave of mid-rise supply is being entitled right now.

Round Rock

The Slate PUD 148 amendment would introduce a multifamily option on roughly 10.85 acres south of E Old Settlers Boulevard; the owner is Performance Services Real Estate 7 LLC with Armbrust & Brown as applicant. A small 0.74-acre infill rezoning to MF-1 at W. Logan and Mandell is also moving — small lots, but exactly the kind of missing-middle infill worth tracking. Council outcomes are unverified, so we'll confirm next edition.
