Week of September 28 – October 4, 2026
Welcome to the first Premium edition. This week's theme is momentum — the pipeline isn't just proposals anymore. Across the metro, projects are clearing council votes, entering formal review, and in a few cases facing the consequences of stalling. The affordable-housing thread runs through nearly every city. Here's the full picture, with developer contacts for each project.
Aurora — Tributary is officially a go
The master-planned community bounded by I-70, 6th Ave, De Gaulle St, and Trussville St cleared its last hurdle in June, when council approved all three zoning ordinances. The master plan itself passed P&Z 6-0 back in May. Status: approved. Developer: Property Reserve Inc. Construction start: not stated. Location: De Gaulle St to Trussville St, 6th Ave to I-70 (Ward II). What matters: this is one of the metro's larger greenfield master plans moving from entitlements toward actual development — worth tracking for builder announcements next. Contact: (801) 321-8700; email contact not found.
Aurora — Altura Farms extension
A smaller but cleaner signal: GCSA LLC's 7-lot single-family extension south of N Kittredge St and E 12th Ave won P&Z approval September 9 (6-0), past its call-up window. Status: approved. Construction start: not stated. Contact: contact not found.
