The biggest single bet in the metro's pipeline right now: roughly $800M of mixed-use on ~7 acres at the southwest corner of Preston Rd & Royal Ln — a 19-story hotel, an 18-story multifamily tower with a mixed-income component, a 12-story office building, and a restaurant village. Status: City Plan Commission recommended approval in August; the council hearing, postponed from Sept 9, lands Oct 14. The catch: Preserve Preston Hollow has gathered 5,000+ petition signatures in opposition (per press), so the Oct 14 vote is genuinely contested. A quieter but telling Oak Lawn play: a 23-story luxury condo tower with 50 for-sale units ($180M+) at 3618 Gillespie St, replacing 12 existing 1970s townhomes the venture already acquired. CPC approved it Sept 3 (with amended conditions) and the Oak Lawn Committee supported it — it now goes to council, date not yet set.
